Following the successful delivery of two landmark care homes in 2025, Highwood has announced it will develop three further South Coast care homes for specialist partner, Hartford Care, backed by Octopus Capital. The collaboration with Hartford Care was forged in 2012 with a best-in-class care home scheme in Lyndhurst, Hampshire and has continued to strengthen around a shared vision for consistent, high-quality care home delivery.
This next phase will provide 204 new care beds across three South Coast locations, helping to address the continued undersupply of modern, purpose-built care facilities in the region. The announcement builds on the successful completion of the landmark Alton and award-nominated Moorhill care home projects last year.
The first project, a flagship 68-bed care home at Whitsbury Road, Fordingbridge in the heart of the New Forest, will begin in February 2026 with an anticipated opening in Autumn 2027. The other schemes are currently progressing through planning and pre-construction stages. At Chickenhall Lane in Eastleigh, a 70-bed care home has secured a resolution to grant consent and is expected to start on site in April. Meanwhile, Camp Browndown in Gosport is a mixed-use scheme comprising a 67-bed care home alongside 57 new homes, with construction expected to commence later this year.
“We’re proud to continue working with our trusted and loyal partners at Hartford Care and Octopus Capital,” said Philip Prosser, Managing Director, Homes at Highwood. “This collaboration is built on shared values, from identifying the right sites to delivering high-quality, sustainable care homes that meet growing demand across the South Coast.”
Kevin Shaw of Hartford Care echoed the sentiment, saying: “We’re delighted to build on our successful partnership with Highwood and Octopus Capital, marking a significant step forward in expanding our portfolio of high-quality care homes. These new developments will allow us to provide outstanding care environments for residents while supporting local communities along the South Coast.”

Max Weitzmann of Octopus Capital added the new care home in Fordingbridge would be a high-quality addition to Octopus’s long-term partnership with Hartford Care, noting: “We’re grateful to be working with the excellent team at Highwood again to deliver this much-needed elderly care provision to the area.”
All three new care homes will be delivered to BREEAM Excellent standards and will be fully electric, incorporating renewable energy sources and the exceptional specifications that have become synonymous with this thriving collaboration.
