A stunning new 64-bed care home close to Waterlooville town centre

Highwood is constructing a prestigious 64-bed care home for leading UK care provider and valued partner, Barchester Healthcare. The development will be set within landscaped gardens approximately one mile from the centre of Waterlooville in Hampshire.

The land on Hart Plain Avenue was previously owned by Cowplain School, and the site is bordered by the grounds of both Cowplain and Hart Plain Infant Schools as well as neighbouring residential properties.

The new care home will be traditionally built over two and a half storeys and surrounded by beautifully landscaped gardens with generous parking for residents, visitors, and staff. Inside, luxurious communal lounges, dining rooms, a cinema, hair salon and sensory lounge will provide residents with exceptional comfort and amenity. The home will also offer specialist dementia care, supporting Barchester Healthcare’s reputation for excellence in the sector.

A logistically complex project

Plans for the development were approved by Havant Borough Council in 2023. Construction commenced in February 2025, and the project’s proximity to two active schools has required meticulous logistical planning. Detailed construction phasing and delivery management strategies have been developed to minimise disruption to school operations and the surrounding community.

Sustainability has been a key focus from the outset, with measures incorporated to reduce embodied carbon, optimise energy efficiency, and promote biodiversity within the landscaped areas. The project exemplifies Highwood’s commitment to delivering high-quality developments that integrate seamlessly with their surroundings.

Completion of the new care home is scheduled for autumn 2026.
