A new 60-bed care home and age-restricted bungalows for Barchester Healthcare in Storrington

Highwood is building a new 60-bed care home for leading UK care provider and partner, Barchester Healthcare on the site of the former Old Clayton Kennels, Storrington Road, Washington in West Sussex. The development also includes eight age-restricted bungalows for residents aged 55 and over, together forming a carefully designed, landscape-led scheme that enhances the area and reflects its rural setting. 

The 1.35-hectare site lies north of the A283 Storrington Road, between the villages of Storrington and Washington, and close to the South Downs National Park. The project replaces outdated kennel and cattery buildings with a high-quality, sustainable development that respects the site’s character and setting, including the nearby Grade II listed Old Clayton farmhouse. The project also preserves and relocates the site’s historic staddle stone barn, integrating it into the new layout to retain a tangible link with Old Clayton’s heritage. 

Construction on site began in May 2025 and is expected to complete in December 2026.

A sensitive transformation 

The new two-storey care home will sit to the rear of the site, screened by boundary planting. Designed to minimise its visual impact, the building has a restrained scale and vernacular materials palette that blends with the landscape. Lighting has been limited in accordance with the South Downs National Park Authority’s Dark Skies policy. 

Residents will enjoy secure, beautifully landscaped grounds and outdoor spaces, while ample parking will be provided for staff and visitors alongside ambulance and drop-off areas. The care home has been designed to achieve a BREEAM Very Good sustainability rating, aligning with emerging local policy standards and Highwood’s environmental commitments. 

A widened access road and new pedestrian footway will create a safer and more attractive entrance from Storrington Road. The frontage will be transformed with new planting, landscaping and a stunning walled garden.

Bungalows for independent living

The development also includes eight bungalows, designed for independent living within a supportive community setting. Arranged around a landscaped courtyard, each features private car port parking with detailing and materials that reflect the area’s traditional building styles.

Extensive new landscaping, tree planting and a ‘Nature Walk’ will enhance biodiversity and provide access to native planted spaces across the site.

Approved by Horsham District Council following a public consultation, this redevelopment will provide much-needed, high-quality care accommodation and age-restricted housing in a location that complements its rural surroundings and meets local demand for specialist care provision.
