Promoting a residential development scheme included in the local council’s pre-submission local plan

Highwood Group promoted a scheme to build 94 new homes in a residential development in Hedge End on land that lay south of St Johns Road and west of Foord Road. The scheme had been included in Eastleigh Borough Council’s pre-submission local plan 2011-29 and allocated for approximately 100 dwellings.

A close collaboration with landowners and council to bring the project to life

The land on which our project was sited was originally owned by four independent landowners and extended to some 15 acres. We identified an opportunity to build an exciting development of 94 individual new homes and approached Eastleigh Borough Council with our ideas and engaged with them to create a scheme that would meet the demands of the Council’s draft local plan as well as enhance this established residential area.

Having collaborated closely with the landowners, our land assembly acquisition was successfully concluded and we then submitted our planning application for 94 homes and our subsequent Reserved Matters application, both of which were successfully approved. We then began to actively promote the site.

Engaging closely with the local community throughout

We also wanted to engage closely with the local community on this project and held a public exhibition to enable local residents to see our plans and have their say on our proposals. We were pleased for the opportunity to hear their opinions and we bore them in mind when we drew up our plans for the new development.

In 2019 we were delighted that our planning application for the site had been approved and construction quickly commenced. Work on the development continued seamlessly and was completed without delay to the delight of everyone involved in this exciting project.
